After beginning his career as a litigator and then transitioning to the practice of real estate law with large New York City firms, Warren Sacks founded Sacks Law Group, P.C. in 1995 and oversaw the firm’s growth for 27 years prior to founding Sacks & Imir LLP.    Initially operating as the de facto general counsel for a retail developer and investor, Warren and the firm have grown to represent owners, operators, tenants and investors in the legal aspects of office, retail, medical, industrial, hotel and multi-family residential properties.  

Warren has sat on “both sides of the table” in virtually every type of real estate transaction, having represented tenants and landlords, sellers and purchasers,  lenders and borrowers, owners and construction contractors, operating partners and capital partners, and property managers and brokers. He believes this broad-based perspective helps clients in quickly reaching agreement on routine issues and in fashioning solutions to difficult issues which are workable to all involved. Similarly, Warren thinks this experience helps him guide clients in understanding how the individual pieces of a real estate project fit together and impact the larger whole (for example, the impact of lease clauses on financing and the effect of financing clauses on transferability and ultimately value).

Warren has represented owners and operators in the leasing of office, medical, retail and industrial space ranging from 1,000 to 200,000 square feet. He has counseled companies ranging from small businesses to NYSE REIT’s to national chain store tenants.  For the past 25 years, he has represented as the tenant an engineering firm in its national and international expansion to its current occupancy of over 500 offices by 60,000 employees. He is presently a member of an interdisciplinary team of real estate executive, national brokerage, architectural/engineer, construction project management and legal professionals who guide such expansion from initial site selection to construction completion and occupancy. Warren has assisted a New York health insurance company in its state-wide expansion, helping the company negotiate build-to-suit leases for multiple buildings. He has structured, drafted and negotiated hundreds of ground leases, subleases, master leases and outparcel leases. He has completed the leasing of medical office space for hospitals and medical practices of almost every conceivable variety.

Warren has handled real estate purchase and sales ranging from a single property to multi-state portfolios.  He has closed real estate loans provided by banks, S & L’s, life insurance companies, pension funds, credit companies and CMBS lenders, including permanent loans, construction loans, bridge loans, credit tenant lease financings, seller financings, mezzanine loans and preferred equity loans.

Warren attended the State University of New York at Binghamton and is a graduate of the University of Miami, Florida and the University of San Diego School of Law. He is a member of the New York State Bar Association, Committee on Real Property and the International Council of Shopping Centers.  He was admitted to the New York State Bar in 1988.
